It depends on the service you choose. Tenant Find Only is a one-off percentage of the annual rent, Rent Collection is a fixed monthly fee, and Full Management is a percentage of the rent collected. Indicative pricing is shown on our Landlords page — all fees are quoted plus VAT. Request a formal quote and we'll confirm the exact cost for your property.
Marketing across the major portals, accompanied viewings, full applicant referencing, Right to Rent checks, tenancy agreement preparation and deposit registration. Rent collection and ongoing management are not included — you can add Rent Collection or move up to Full Management at any time.
By law, a tenancy deposit must be registered with a government-approved tenancy deposit scheme within 30 days of receipt, and the prescribed information must be served to the tenant. We handle both as part of tenancy setup, and the deposit is held by the scheme — not by us.
Since the Tenant Fees Act 2019 came into force, most fees charged to tenants are banned in England. Tenants may only be asked for rent, a refundable tenancy deposit (capped at five weeks' rent), a refundable holding deposit (capped at one week's rent), and payments for utilities, communication services, council tax and early termination at the tenant's request.
It depends on the location, price band and presentation. Well-priced, well-presented homes in London typically let within a few weeks. Rather than overpromise, we'll give you a realistic timescale at your valuation based on current applicant demand.
Usually, yes. Check your current management agreement for its notice period and any termination fees, then speak to us. We'll coordinate the handover so there's no gap in rent collection or tenant communication.
